1. Questions That Matter A serious buyer asks about documentation, legal processes, and possible payment methods. If someone only asks “How much will you lower the price?” without even seeing the property, they’re probably not ready to buy.
2. Signs of Commitment Genuine buyers usually have pre-approved financing or a clear payment plan. If someone says, "I’ll see what I can do" and doesn’t follow up, they’re likely not serious.
3. Purposeful VisitsA serious buyer isn’t just interested in the house; they ask about the community, access to services, and neighborhood details. If someone visits multiple times and brings an architect or engineer, that’s a great sign.
